This has got to be the best offer I've seen, and I've seen a few.

45% for me, and 5% allocated for those pesky expenses that always seem to crop up.

Looks risky-free to me Smile

Anyone seen a better offer than this?

Negotiate for a 50/50 split with those pesky fees of 10% coming out of his half.

45% is simply unacceptable. Haggle with him to see just how much he would be willing to pay you.
